Properly run, the association promotes the concept of “community” and protects the neighborhood’s property values. In many cases, it collectively makes available recreational and other facilities that might not otherwise be affordable or available to homeowners and residents on an individual basis.
If you live in a newer suburban community or planned unit development, you — like some 63 million other Americans, according to the Community Associations Institute — are probably a member of a homeowners association. It’s also a good bet that you haven’t given your HOA much thought until you have a problem.
Since HOAs make and enforce the community rules, it’s smart to understand what you can do if you can’t or don’t want to follow them.
Colorado-real-estate-collegeIn addition to the annual Secretary of State Registration, HOAs are required to register annually with the Colorado Division of Real Estate. An HOA who fails to register timely, renew or pay the required fee may be precluded from imposing or enforcing a lien for assessments.
HOA Registration
Colorado HB 13-1134 (2013) mandates that all common interest communities register with the HOA Information and Resource Center, including those which were created before July 1, 1992.* This requirement became effective August 7, 2013.
*Common interest communities which were created prior to July 1, 1992, are commonly referred to as Pre-CCIOA communities. “CCIOA” is the Colorado Common Interest Ownership Act, which became effective on July 1, 1992.
Every HOA must renew their registration annually.

Perhaps you don’t feel as though your home owner’s association is actually “doing anything.” Repairs might be slow, nuisance neighbors go ignored, a homeowner gets permission to make an addition while another is denied; these are just a few situations that cause some homeowners to detest HOA’s while others find them essential in resolving such problems. Many successful examples of HOA management have been helpful for new homeowners, more specifically in Phoenix, Arizona.

Whether you love them, hate them, or find yourself neutral on the topic, the majority of new constructions today live in association-governed communities that operate under the guidance of a defined set of CC&R’s, or Covenants, Conditions & Restrictions. Certainly, some HOA’s enforce rules more strictly than others do, and some boards have stricter rules. The best way to avoid purchasing a home overseen by a home owner’s association that you will find issues with pertaining to rules and regulations is to read over the bylaws carefully before signing any purchase papers.

How to Avoid Problems with an HOA

Beyond reading the community’s bylaws, consider interviewing neighbors to see how they feel about the neighborhood HOA’s performance in general. You’ll be surprised at the vast differences of improvements vary between residents. Those with kids love the pool renovation and the lawn-mower phobic ones prefer the new landscaping, while others wanted a basketball court and countless disgruntled gardeners preferred their plants. Ask around.

Find out how often residents receive a detailed audit of the HOA’s expenses, how often fees have been raised, determine how board members are selected and if committees have any function. Also, inquire if the HOA is currently involved in any litigation, a sure sign of potential fee increases and disgruntled residents.

In Defense of HOA’s

Granted, there are times when your HOA may approve projects that you don’t agree with like the massive renovation of a clubhouse that you personally never use, improvements in the common area or landscaping, or other projects that may inconvenience you and limit access to your property for weeks or even months at a time.

However, the goal of a homeowner’s association is to make improvements in the long-term interest of the residents, pertaining to both comfort of owners and preserving (and increasing) property values. They are elected by you – the homeowners, they listen to your concerns when you pass them on the sidewalk, and they genuinely care about the neighborhood.

Licensing and Legal Requirements for Brokers

Recession is damned. The resiliency of the real estate market has traditionally been a leading factor to draw people into the real estate field that harbor the intention of garnering a brokerage license.

To differentiate, in California, common usage holds that a real estate agent is essentially a salesperson whereas a broker is a salesperson with additional supervisory duties attached. Generally speaking, applicants for a brokerage license must have at least two years of real estate experience under their belt prior to consideration for a brokerage license.

California mandates a mix of practical real estate experience, test scores, personal background checks, and educational attainments before being allowed to apply for a license. Initial inquiries for a license application are presented with a written exam that they need to pass. Once they have successfully met that requirement they are given an application.

The broker license test is administered over a five-hour period and is split between both a morning and afternoon session of 2.5 hours each. The test has 200 multiple choice questions that are likewise divided evenly, 100 questions in each session. Keep in mind your property taxes, and the ramifications that occur. The applicant can expect strict examination controls to be put into place which includes possessing valid ID and the prohibition of the following items: backpacks, briefcases, cell phones, cameras, calculators, watches, portable computers, tablets, study materials, or food and drink. Basic requirements include the need to be at least 18 years old, a legal resident of the United States with the required documentation to prove it, and in addition to having the aforementioned experience they must be of general good character.

General good character is ascertained through a thorough background check and failure to fully disclose the applicant’s entire criminal history is cause for denial. Applicants who are worried about their ability to pass this portion of the application process are encouraged to contact the Department of Real Estate top prior to starting it.

To obtain a brokerage license, California law statutorily requires the completion of eight college level courses. The coursework must be completed at an institution that is fully accredited by the Western Association of Schools and Colleges, or similarly accredited regional program. Applicants that are members of the California State Bar are statutorily exempt from the educational requirements but still must provide proof of the two years worth of experience as a real estate agent.

Core educational requirements include the following five classes:

1) Real Estate Practice, and

2) Legal Aspects of Real Estate, and

3) Real Estate Finance, and

4) Real Estate Appraisal, and

5) Real Estate Economics or Accounting, and

Additionally:

An additional three courses are required at the discretion of the student, and reflect areas in which specialization is allowed. Everything from property management, escrow, business law, advanced real estate appraisal, and more are available to further the applicant’s professional growth within the industry.

With the proper education, training, experience, and background you can pursue a career as a California real estate agent.

Corporate awards are given for a number of reasons. When you enter a place of business and you see a wall of awards the first thing you want to do is walk over and read them. The giver of the award is recognized at the same time as the recipient. For example an award given to the top seller in an area for real estate sales given by the local board of Realtors, the reader now knows who sold the most as well as the organization that governs agents in that area. Corporate awards are given to show appreciation for a service, for a job well done, as an incentive to work toward advancement and to show membership in organizations.

Giving awards recognizes not only the recipient but the giver as well. When a corporation gives an award to a real estate agent not only the agent is recognized but the firm as well. When a potential home buyer walks in a real estate office and sees that the office has awards for top selling agent in the area or the most homes listed, they know that they have come to an office where there is a lot of traffic with some good sellers.

Real estate offices are often affiliated with a nationally known corporation. These corporations often give awards for service and sales. It also lets the customer know that this office has met the high standards of the corporation. Agents who have been the employee of the month, top sales person, best customer service or any other award will tell you how into their job they are. Award winners are generally focused and working toward a common goal of selling a home or finding one to buy that suits the customers’ needs.

Another award that is often showcased is membership in civic, social or local organizations. Seeing these awards really lets the customer know that the office is connected and involved in the community.

There are some absolutely beautiful corporate awards available. Crystal vases, art glass, acrylic awards, paperweights and beautiful clocks are just a few. The awards can be made to show case the corporation giving them. Whatever kind of award you can imagine is available.

Corporate awards are a great way to let employees and affiliates know that they are appreciated and the company recognizes a job well done.

Colorado is a treasure when it comes to its outdoor wonders. With numerous larger cities and some of the best outdoor adventures, there is something in this area for everyone. That could be mountain climbing or it may be to handle business in one of the numerous corporations that now call this area home. It is easy to enjoy the sights and sounds, but you do have to choose which city to visit. First, consider what you’ll experience if youbook a Boulder, Colorado hotel.

Boulder, Colorado is a city just at the base of the foothills of the Rocky Mountains. Visitors will find this to be more of a college town and the ideal place to visit if you want to take advantage of the outdoors. The downtown area of the city is home to Pearl Street Mall. You will also find numerous shops and entertainment options here. The Pearl Street Performers will entertain you throughout your stay. The University of Colorado at Boulder and University Hill are two additional destinations to visit. For something to do, you should check out Chautauqua Park, the Whitewater Tube Company or Happy Thursday Cruising.

For those who want a different experience in Colorado, it may be best to book a Fort Collins, Colorado hotel instead.
